TENANT IMPROVEMENTS & SMALL JOBS

Tenant improvements & small fire sprinkler jobs

When you move walls, change ceilings or update how a space is used, the fire sprinkler system often needs small adjustments. We handle light hazard tenant improvements and small sprinkler jobs for offices, shops, churches and similar buildings in the Molalla–Salem area.

Most of this work is moving or adding sprinkler heads, making short piping changes, and making sure coverage still makes sense for the way the space is laid out and used.

We’re not chasing huge new construction projects. We focus on the smaller jobs that still matter: the things that fall between a full design firm and a giant fire protection contractor.

Same-business-day callback during normal hours. We’ll ask a few questions about your project and tell you if it’s a good fit.

Types of small fire sprinkler jobs we do

Every project is a little different, but most tenant improvements and small jobs fall into a few common types of work:

  • Moving existing sprinkler heads to match new walls or room layouts

  • Adding a few sprinkler heads for new rooms or small additions

  • Adjusting heads when ceilings change (dropped ceilings, clouds or soffits)

  • Short piping changes to keep coverage correct after small remodels

  • Fixing obvious coverage issues found during inspections or remodels

  • Cleaning up small problem areas on older systems while you’re already doing work

If your work is mostly light hazard office, retail, church, small assembly or similar spaces, there’s a good chance your project is the kind of small job we take on.

How a small sprinkler job works

We try to keep small sprinkler projects simple and predictable.

1. You tell us what’s changing.
We’ll ask for basic details about the space, what’s being built or moved, and any drawings you already have from your contractor or architect.

2. We look at the sprinkler impact.
We’ll ask for basic details about the space, what’s being built or moved, and any drawings you already have from your contractor or architect.

3. We talk through scope and pricing.
Once we understand the impact, we’ll outline what work we recommend and whether it makes sense as a fixed price or time and materials, depending on how clear the scope is.

4. We schedule the work.
We coordinate with you and your contractor to pick a day and time that works, especially around other trades and open hours.

5. We do the work and explain what we did.
When the work is done, we walk you through what we changed and how it affects the system going forward.

Drawings, permits and expectations

For small TI work and minor sprinkler changes, we focus on jobs that don’t need full fire sprinkler calculations or a PE stamp. If your project needs full engineering, we’ll tell you that upfront instead of guessing.

If you already have drawings from your contractor or architect, that helps a lot. If you don’t, we can still talk through what’s changing and give you a sense of what the sprinkler work might look like.

We don’t handle large plan-and-spec bid jobs or major system redesigns right now. If it sounds like your project is headed that direction, we’ll be honest about that so you’re not stuck halfway.

Where we do TI and small sprinkler jobs

We handle tenant improvements and small sprinkler jobs within about 35 miles of Molalla, including Molalla, Canby, Oregon City, Woodburn, Silverton, Mt. Angel, Salem, Keizer, Hayesville, Four Corners, Stayton, Aumsville, Sublimity, Hubbard and Gervais.

If you’re not sure if you’re in range, ask us. We’ll be straightforward about whether it makes sense.

TI and small job questions

How small is “small” for a sprinkler job?

If the work is mostly moving or adding a manageable number of heads, adjusting short runs of pipe and staying within light hazard or small commercial spaces, it’s probably in our wheelhouse. When the sprinkler scope starts to look like a full system redesign or a new building from scratch, that’s larger than what we’re aiming at right now.

Can you help before my contractor submits drawings?

Yes. If you’re early in the process, we can talk through how typical TI work affects sprinklers and what to watch out for. We’re not taking the place of an engineer, but we can give practical input about how changes in walls and ceilings might affect the sprinkler layout.

Do you coordinate with my general contractor?

We’re used to working around other trades. Once we understand the scope and schedule, we’ll coordinate timing with you and your contractor so the sprinkler work fits into the bigger project without surprises.

What if my project turns out bigger than we thought?

If we get into the details and it’s clear the project really needs full design, calculations and a PE stamp, we’ll be honest about that. We’d rather tell you that upfront than try to force a small-job approach on a project that needs more.
