We focus on water-based fire sprinkler systems in light hazard and small commercial buildings in the Molalla–Salem area. Most of our work is day-to-day service calls and repairs, not huge new construction projects.

How pricing works for service & repair
Some fire sprinkler repairs are straightforward and can be priced up front. Others are hidden above ceilings, behind walls, or underground, and we won’t know exactly what’s going on until we get onsite.
Fixed-price work
When the scope is clear and we can see what needs to be done, we’ll give you a fixed price to complete the repair. You’ll know the cost before we start, and we’ll stick to that number for the agreed work.
Time & materials (T&M)
When the problem is unknown — like leaks above a finished ceiling, frozen branch lines that may have multiple breaks, or buried piping — we’ll treat it as time and materials. Before we begin, we’ll explain our labor rates, material approach, and how we’ll keep you updated.
Either way, our goal is the same: no surprise work and no surprise bills. If we uncover something bigger than expected, we stop, explain what we’re seeing in plain language, and discuss options before moving forward.

Do you handle fire sprinkler leaks and emergency repairs?
Yes. Call us and we’ll tell you straight what we can do and realistic timing. If the leak is active, we’ll focus on stopping the damage first, then making a clean repair.
What should I do if a fire sprinkler is leaking right now?
Call us. If you know where your sprinkler riser/valve is, you can have someone meet us there. Don’t force valves you’re unsure about—every building is different and we don’t want you to create a bigger problem.
Do you do emergency fire sprinkler work?
We’re not a giant 24/7 dispatch center, but we do our best to respond quickly. We offer same-business-day callbacks during normal hours and will always be clear about how soon we can realistically get there.
Do you repair leaking sprinkler heads?
Yes. We fix leaking heads, damaged fittings, and heads that won’t stop dripping. We’ll confirm the correct head type and replace it properly.
Do you repair frozen or burst sprinkler pipe?
Yes. Frozen pipe issues can turn into major water damage fast. We repair burst sprinkler lines and help you understand what failed and what prevents it next time.
Do you work on dry sprinkler systems (low air, air leaks, tripped dry valve)?
Yes. We troubleshoot dry system issues like air leaks, compressor/pressure problems, low air alarms, and dry valve trips. You’ll get a clear explanation of what’s wrong and what it takes to fix it.
Time & Materials or a firm quote — how do you price repairs?
It depends. For leaks and troubleshooting, it’s often Time & Materials because the full problem isn’t always visible until we’re on site. We explain scope up front and you approve anything outside the plan—no surprise bills.
Do you do deficiency repairs from an inspection report?
Yes. If another company did the inspection (or you have a deficiency list), we can review it, prioritize what matters, and handle the repairs.
