We focus on water-based fire sprinkler systems in light hazard and small commercial buildings in the Molalla–Salem area. Most of our work is day-to-day service calls and repairs, not huge new construction projects.

How pricing works for service & repair
Some fire sprinkler repairs are straightforward and can be priced up front. Others are hidden above ceilings, behind walls, or underground, and we won’t know exactly what’s going on until we get onsite.
Fixed-price work
When the scope is clear and we can see what needs to be done, we’ll give you a fixed price to complete the repair. You’ll know the cost before we start, and we’ll stick to that number for the agreed work.
Time & materials (T&M)
When the problem is unknown — like leaks above a finished ceiling, frozen branch lines that may have multiple breaks, or buried piping — we’ll treat it as time and materials. Before we begin, we’ll explain our labor rates, material approach, and how we’ll keep you updated.
Either way, our goal is the same: no surprise work and no surprise bills. If we uncover something bigger than expected, we stop, explain what we’re seeing in plain language, and discuss options before moving forward.

There are some types of work we don’t take on at this time. Being clear about that up front saves everyone time.

Major system redesigns that need full calculations
High-rise or very large warehouse systems
Work that requires a full fire sprinkler engineering package and PE stamp

We serve roughly a 35-mile radius around Molalla, including Molalla, Canby, Oregon City, Woodburn, Silverton, Mt. Angel, Salem, Keizer, Hayesville, Four Corners, Stayton, Aumsville, Sublimity, Hubbard and Gervais.

What should I do first if I have a fire sprinkler leak?
Stay safe and move people and valuables away from the water. If it’s safe, take a quick photo or video of where the water is showing up. Then call us or send a request. We’ll talk through what you’re seeing and help decide if it looks like a leaking head, a frozen or broken pipe, or something else.
Can you give me a price before you come out?
If the problem is simple and visible, we may be able to give you a rough idea of cost before we come. When the issue is hidden above ceilings or we don’t know how far a frozen pipe ran, we’ll be honest that it needs diagnosis first and treat it as time and materials. We always explain how pricing works before we start.
Do you do emergency fire sprinkler work?
We’re not a giant 24/7 dispatch center, but we do our best to respond quickly. We offer same-business-day callbacks during normal hours and will always be clear about how soon we can realistically get there.
